Inspections
Our approach begins with
a review of the property and the preparation of a scope of repairs necessary
to bring the property to pre-loss condition. Our Inspection services
include:
-
Space by space detailed assessment
of building structure and materials affected by the loss.
-
Define between loss related vs. pre-existing conditions, wear and tear issues, poor building maintenance,
and effects of long-term water intrusion.
-
MacMS has the experience and expertise to determine the best methods to repair, clean and replace the
facility, equipment and furnishings.
Reserve Estimate
MacMS can provide conceptual or “ballpark” estimates to provide an order of magnitude for reserve allocation. This type of analysis can be used prior to receiving the proof of loss
from the insured to help create reasonable reserves and achieve early settlements. It can also be used after a proof of loss is received as an independent
comparative tool to determine reasonableness of the proof of loss submitted
by the Insured.
Construction Cost Estimating & Analysis
Following a thorough inspection, we prepare an estimate of construction repair costs using industry-accepted
methods, along with actual material and labor quotes as they apply to the damage suffered.
MacMS damage assessments will identify the components affected and the best, most cost effective
solution to return the facility to pre-loss condition.
MacMS utilizes a cost estimating
software program to accurately and quickly estimate damage for every type
of structure and contents loss.
MacMS services include:
-
Determine the cost and duration of repairs
-
Provide phasing plans & critical path schedules
-
Analyze repair vs. replacement
scenarios
-
Provide material and labor details
-
Incorporate bids from specialty
subcontractors and suppliers
Code Upgrades
Local and regional building
codes are continually revised. Some changes must be implemented in existing
construction, while other requirements apply only to new or rebuilt projects,
as may occur after a catastrophic property loss. MacMS’s staff constantly
participates in research and training efforts to stay current on building
codes such as the International Building Code and local building codes.
Scope of repairs to bring
the property to pre-loss conditions
MacMS will determine the
scope of damage for each property, using information collected during the
MacMS inspection and assessment of the loss site. If necessary, MacMS
provides recommendations for expert technical inspection(s) to determine
repair strategies and to develop costs that are objective and fully documented.
